If you’re selling a house today don’t try to sell it empty. Stage it if you’re flipping a house or stage it if you’re selling a house that you’ve lived in.
Depending on the price point if a house was at a certain
price point and above, I would stage it.
Lower price point houses I wouldn’t worry about. As the 2023 market has shifted it’s definitely and changed definitely slowed down. Your house needs to stand out you got to have some advantage when people are looking at houses and considering it. When it’s empty many people can’t really figure out what could go where and how would my furniture fit.

I can’t emphasize to you enough empty houses are so much tougher to sell. If you have a big house 2500 3000 square feet home, you need to stage it. I’ve sold houses empty in the past and I think you do get best most money for them if they are staged. If you’re flipping a house be sure you buy it at a price where you can afford on the exit. A few thousand dollars to Stage it correctly so that it looks right so people can visualize what’s going on, even if it’s a lower price point house. Factor it into your equation and you can have it staged on the way out.
If you’re listing it don’t get tight and want to keep all this money, spend the extra and stage it so that you’ll get the best opportunity to sell it for the most money whatever that price point is. I’m absolutely convinced empty house is much tougher to sell than a house that’s properly staged.
