I’ve been saying this for a while I’m a huge proponent of having a home inspected before you buy it.
I left a house earlier where they paid cash for the home and did not have an inspection done when they bought it. The roof is bad, maybe even a septic I’m not sure about the septic, but you’ve got to figure anywhere between $25,000 and $30,000 that they may end up paying because the house wasn’t inspected and the home.
Those are really big issues and the other thing is the inspection would have cost somewhere between 3$50 to $450. I say get an inspection always. Some people do four point inspections. Not me, I want the full deal. I want the whole house. I want everything inspected. I want to know I’m in good shape and for $400 it’s a no-brainer.
Don’t buy a house without an inspection. I don’t care if you’re paying cash. I don’t care what it looks like. I don’t care if it seems like everything’s good. I’ve had houses inspected where the inspector missed something, but that doesn’t happen that often at least in my experience.
We’ve done hundreds of deals at this point we always pay to have inspectors. Sometimes it’s great because I don’t buy the house based on the inspection, sometimes it’s great because I do buy the house based on the inspection. I know I’m fine or sometimes we go back and say hey we got issues in certain places we need to work this out. So, use an inspector it’s absolutely critical so that you don’t find all these surprises down the road after you close.
